Well, July is here — the Stampede’s in full swing, your neighbour’s lawn is somehow greener than yours again, and yes, the Calgary real estate market is doing its own little two-step. Let’s talk about what’s really going on under those cowboy hats.
After a wild couple of years that made open houses feel more like bidding wars at a cattle auction, Calgary’s market is calming down. Think less “yee-haw” and more “hmm, interesting.”
Sales are steady, not spiking.
Inventory is up, meaning more homes to choose from (and fewer panic buys).
Buyers are breathing again — but so are sellers, because values are holding in most areas.
In short? It’s a balanced market. Not boring — just... reasonable. Finally.
Detached Homes: Still the rodeo stars — average price is around $769,000, give or take a garage or a finished basement. Up a smidge year-over-year.
Townhomes & Semis: Slight softening, but still popular with folks who want just enough yard to regret mowing it.
Condos: Prices have dipped a little — more inventory and new rentals are giving buyers options and sellers a mild case of the sweats.
Overall, the benchmark price sits just under $590,000. Not bad, Calgary. Not bad.
Want the space, but without the Calgary price tag? Nearby towns are here to rescue your budget:
Airdrie: Holding steady around $540K. Less traffic, more breathing room.
Cochrane: Gaining traction. Mountain views included — no extra charge.
Okotoks: Still a hidden gem. If you like charm and community spirit (and who doesn’t?), this might be your spot.
Each has its own vibe, but all offer a solid mix of value and lifestyle. Plus, no one’s fighting you for street parking.
New Builds Galore: Developers have been busy. Like, “record-setting new homes” busy. That’s great news for buyers looking for modern finishes and the smell of fresh drywall.
More Rentals: With over 5,500 new rental units hitting the market, condo demand is feeling the squeeze. (Translation: if you’re buying a condo, you might have the upper hand.)
And while the Bank of Canada continues its will-they-won’t-they routine with interest rates, we’re seeing cautious optimism from both buyers and sellers.
| Buyers | Sellers |
|---|---|
| More listings = more choices. Less panic = fewer impulse buys. | You probably won’t get 20 offers and a hand-written love letter anymore. But a solid sale? Still very possible. |
| Detached homes are still solid. Condos? Bargains might be hiding there. | Think strategy: price smart, stage like it’s HGTV, and don’t underestimate the power of curb appeal. |
| Consider Airdrie, Okotoks, or Cochrane if you want space without selling a kidney. | Detached and semi-detached homes are your stronghold — especially in desirable hoods. |
Here’s what we expect this month:
Listings will keep climbing, giving buyers more to pick from than just “the one with the weird layout.”
Prices will remain stable, especially in detached homes. (So, no, your house isn’t suddenly worth $100K less. Take a deep breath.)
Open houses will have more iced coffee and fewer stampedes. It’s actually a great time to buy or sell without losing sleep.
July 2025 is proof that Calgary’s real estate market doesn’t always need to be dramatic to be interesting. Whether you’re buying your first place, selling your current one, or just creeping the listings for fun (we see you), this is a month worth watching.
And hey — if you need help navigating it all, from condos with “character” to hidden gems in Okotoks, we’re just a call, text, or interpretive dance away.
